Let me just say this up front — buying land sounds simple, but when I first started digging into it, I had no clue what I was doing. Like, Google gave me 100 tabs open and zero answers kind of confused. So if that’s you right now, trust me — you're not alone.

Whether you’re looking for a little piece of dirt to call your own, wanna build later, or just think land is a smart investment (you’re not wrong btw), I’m gonna walk you through what I’ve learned — without all the fancy real estate talk.

1. Start with Where

First thing’s first — where do you want land? Some people are looking for off-grid, middle-of-nowhere (I get that), others want something close to a small town or future city growth. Either way, location changes everything — price, rules, what you can build, etc.

2. Make Sure You Can Use It

Just because land looks pretty in the pictures doesn’t mean you can build your dream cabin or park an RV there.

Here’s what you really need to look into (learned this the hard way):

  • Is it zoned for what you wanna do? You can check listings but a way to fully confirm is to call the county clerk of courts or whoever deals with zoning rules in the county and give them the parcel number to confirm whats allowed.

  • Does it have road access? (some don’t!) Legal access is great as well meaning no road yet but you can legally get through to your lot.

  • Are power lines nearby, or will you need solar?

  • Is it in a flood zone?

  • Can you dig a well or install septic?

You don’t need to be an expert — but knowing the right questions makes a big difference.

3. Paying for Land (Don’t Let It Scare You)

Land is way easier to buy than a house. No agents, no banks breathing down your neck. In fact, a lot of the folks who buy from me use owner financing, which is just a fancy way of saying:

  • Low monthly payments

  • No credit check

  • You make payments directly to me (or whoever you're buying from)

  • You OWN it as long as you make the payments

It’s kinda like buying a car, but way more fun — because it's land.

4. Make It Yours (Like Legally)

Once you pick your land and pay (either upfront or through payments), I help with the deed and recording it with the county. It’s not super exciting, but it’s what makes it yours on paper.
