How do I verify that The Land Service owns a property?

Each listing shows the county and APN/PPIN. Use that on the county assessor or tax site to confirm the owner of record matches our documentation. We can also provide recent deed information (instrument number or book/page) and close through a title company for third-party verification.

Can we use a title company or escrow for added safety?

Yes. For cash purchases, we can close with a licensed title company or attorney. They verify ownership, handle funds in escrow, and record the deed at closing.

What is an APN or PPIN and where do I find it?

APN (Assessor’s Parcel Number) or PPIN is the county’s unique ID for a parcel. We display it on each listing. You can paste it into the county’s property search to view owner, legal description, and tax status.

Are your listings real? How do I know this is not a land scam?

We provide verifiable details (county, APN/PPIN, maps, and deed history) and are available by phone and email. You can independently confirm ownership on the county site and request title/escrow closing. We never pressure buyers to pay without documentation.

Can I see the deed or prior recording details?

Yes. Upon request we will share deed references (instrument number or book/page) so you can confirm the chain of title with the county or title company.

What if county records show a prior owner?

Some counties update records after recording lag. We’ll provide recording confirmation from the title company or county clerk and ensure the records reflect the current owner as soon as the county updates.

Do you accept safe online payments?

Yes. We use secure online checkout for down payments and monthly payments on financed properties. For cash sales, funds can be handled through escrow for added security.

Can I contact the county to confirm?

Absolutely. Call the county assessor or tax collector with the APN/PPIN to confirm parcel details. We can provide the correct office and link for your property’s county.

What documents will I receive when I buy?

You’ll receive a Purchase Agreement, payment receipt(s), and closing documents. For cash sales with title, the title company records your deed and provides a settlement statement.

Stone was very elaborate about everything pertaining to the property and was able to answer the many questions that I had, I was even told what the taxes were yearly on the property, he also knew what the city/ordinance codes were. Of course you can always verify through the tax appraisal district that Land Service Nationwide LLC is the owner of all of the Properties, I know I did lol! Well you pretty much have to do your homework these days; and The Land Service is 100% legit. The property was priced fairly for the market value equivalent to cash price rates. There are different payment options to choose from. I think that the land service is the milestone for people to become landowners because it has never before seen down payments and extremely low monthly payments. I honestly believe that the land service should actually be called The Land King because nobody can beat these prices! Thank you Stone!!!
